REQUEST FOR CITY COUNCIL ACTION <br />DATE: 04/10/06 <br />ITEM NO: 3.1 <br />Department Approval: — _/��age ppr� d: Agenda Section <br />DPW Consent <br />Item Description: A request by Rick Boschee for a recombination minor subdivision <br />between two adjacent properties located at 2540 Snelling Curve North <br />(PF3716) <br />1.0 REQUESTED ACTION <br />1.1 Mr. Rich Boschee owner of the property at 2540 Snelling Curve North, seeks approval of <br />a minor subdivision to recombine and correct the common lot line between two existing <br />platted lots. Currently Mr. Boschee's house is on one lot, the other lot is vacant. The <br />combined land area of the two lots is 29,620 s.f. which is in excess of the 22,000 s.f. <br />required for two new lots. <br />1.2 The legal description is: Lots 6& Lot 7, Block 1,Weinholzer's Addition to Ramsey <br />County, subject to easements and except the east 140 feet. An aerial is attached with <br />lot lines <br />1.3 No new lots will be created. The building setback requirements will continue to be met. <br />The site is designated for Low Density Residential Use (LDR) in the Comprehensive Plan <br />and Single Family Uses (R-1) on the City Zoning map. The use is consistent with the <br />residential use requirements. <br />1.4 The proposal would move the common lot line between Lots 6 and 7 north to allow for <br />more width on Lot 7, a new width of approximately 105 feet. The City Code requirement <br />is 85 feet of frontage. <br />2.0 BACKGROUND <br />2.1 Section 1104.04 B states: <br />Recombinatiori: to divide one recorded lot or parcel i�i order to permit the adding <br />of a parcel of land to an abutting lot cznd create two (2) builctuble parcels, the <br />proposed subdivision, in sketch plan form, shall be submittecl to the City Council <br />for approval. No hearing or Planning Commission review is necessary unless the <br />proposczl is referred to the commission by the Community Developmerzt Director <br />for clarification. The proposed recombination shall not cause any portion of the <br />existing lots or parcels to be in violation of this regulation or the zoning code. <br />Within thirty (30) days after approval by the City Council, the applicant shall <br />supply a certificate of survey to the Community Development Director cznd City <br />Manager for review and approval. After completion of the review and approval by <br />the Community Development Director ancl Ciry Manager, the survey shall be <br />PF3716 RCA (041006)6 Page 1 of 2 <br />
