Narrative <br />In December 2004 Rosedale Square received a variance to place a monument sign on the <br />south side of the property along County Road C. At that time a drawing was completed <br />identifying the location of the sign and the distance from a"to-be" constructed Right-of- <br />Way along County Road C. This drawing was included in the Submittal Package and <br />attached to the approved Variance. Through a series of events it has become apparent that <br />the exterior line of the Right-of —Way was used to measure the distance. Neither the sign <br />company, surveyor, architect, owner, nor City recognized this mistake prior to <br />construction of the footings, base, and retaining wall of the monument. We have received <br />and attached a copy of a letter from Ramsey County stating that they have no objection to <br />the current location. We would like to request approval to install the sign in the location <br />where the original drawing had indicated. <br />A monument sign along County Road C is critical to the success to Rosedale Square. As <br />a result of new buildings being constructed between the property and Snelling Avenue <br />along with the growth of trees along Lincoln Drive visibility of the small tenant spaces <br />has been compromised. This sign will provide Rosedale Square tenants much needed <br />identification and will greatly assist in leasing current vacancies and maintaining our <br />current tenants. <br />
