Signage <br />Up to 200 square feet of wall-mounted signage is permitted on the building, and up to <br />100 square feet (per side) of additional sign area may be installed on a freestanding sign. <br />The wall-mounted sign area may be distributed on the north, east, and south sides of the <br />building. Refer to Chapter 1009 of the City Code for more information. <br />The setback for a pylon (pole) sign is 30 feet from the front property line. Although the <br />City Code currently permits pole signs, the Code is being rewritten, and the Community <br />Development Department staff no longer supports such signs. Use of a ground or <br />monument sign is strongly recommended; if such a sign were proposed, the front yard <br />setback would be reduced to 15 feet. <br />Lighting <br />All lighting on the site must be full cutoff, and light levels at the lot lines facing the <br />residential properties may not exceed '/2 foot-candle (§ 1010.12). Any existing pole <br />lighting that does not conform to these standards must be removed or shut off. <br />While there are no height requirements for pole lights, the City desires the use of <br />pedestrian-friendly forms and styles. <br />Trash Enclosure and Rooftop Equipment <br />Rooftop equipment must be screened according to § 1010.07. <br />Trash handling equipment must be fully enclosed and roofed, either within the primary <br />building or in an attached structure (§ 1010.11). <br />Other Considerations <br />■ If the store will utilize delivery vehicles like those used by other auto parts stores, these <br />may not be parked along the Rice Street frontage. <br />■ Subject to the above items, there is nothing preventing the approval of the overall site <br />layout as it has been proposed in the concept plan. However, given that access to the site <br />is from the north side of the property, it's conceivable that the building could be shifted <br />east, closer to Rice Street — more in line with the existing adjacent buildings — allowing <br />the bulk of the parking to be moved to the rear of the site.
