' TM
,artners
___
June 28, 2006
Thomas Paschke
Planning Department
2660 Civic Center Drive
Roseville, Minnesota 55113
Re: O'Reilly Auto Parts
1887 Street
WD Project: OAPNS0024
Dear Mr. Paschke:
oston
Chicago
Columbus
Dallas
Los Angeles
Miami
The Following information includes the plan review comments received from the City Planner in
relation to the O'Reilly Auto Parts Store mentioned above. Along with he comments are written
responses indicating how the documents wEre revised to comply. The revised items in the
documents are detailed as follows:
Section 1010.02 D(Exterior Finish) generally supports the allowance of pre-finished
metal. However, 1010.02F specifically requires "factory fabricated and finished metal
framed panel construction if panel materials are any of those noted above or similar as
determined by the City Council". In discussions with :he City Attorney it has been
concluded that the use of the exterior finish material will require City Council approval.
Response: Please refer to sheet A3 for the pre-finished metal wall panel system.
The exterior wall panels will be Butler Mfg. Company "Shadowall" and "Stylwall-II".
2. The Development Review Committee letter indicated that refuse and recyclables must be
located within the structure or within an attached and roofed enclosure. The plans
submitted indicate a detached structure that is not roofed — thus prohibited by Section
1010.11 (Trash Handling Equipment). Additionally the proposed trash structure does not
meet the required 20 foot setback.
Response: The refuse and recyclables area is now enclosed and located out of the
20' setback area. Please refer to sheets C2 and C3.
No supporting documentation has been provided that would clearly indicate whether the
rooftop mechanical units meet the requirements of Section 1010.07 (Rooftop Equipment)
or are 100% screened form a property line. The plan does indicate a ground level air
conditioning area that is screened — which location and design is supported by the City
Code.
Response: Please see sheet C2 which indicates a screenecf area for the
mechanical units. The RTUs have been removed from the elevation (see sheet A3).
909 Lake Giiolyn Farkv.ay. 5ui:e 600 Irving. TX 75039 _ ._ ._
