C. Permitted Uses, after ciry approval of a mixed use master plan and completion of a Planned Unit <br />Development within a portion (or all) of the Mixed Use Business Pazk: <br />1. Office, business and professional. <br />2. Medical and dental clinics and laboratories. <br />3. Hotel and motel. <br />4. Hospital. <br />5. Research, design and development. <br />6. Bank and financial institutions. <br />7. Health clubs <br />8. Restaurants <br />9. Retail sales <br />10. Day caze centers (Ord. 1013, 5-11-87; amd. Ord. 1085, 1-1491; amd. 1995 Code) <br />11. Pazking to accommodate uses in a condguous mixed use business district (Ord. 1022, 11-9- <br />87) <br />12. Multi-family housing. <br />C. Special Minimum Requirements: <br />1. All uses shall be subject to Business Pazk Design Standazds as specified in Section 1010. <br />2. Maximum Floor Area Ratio: No maximum floor area ratio is required. A minimum floor area <br />ratio shall be 0.5 achievable in stages through a planned unit development. A maximum floor <br />azea ratio shall be 0.75 unless increased within the planned unit development agreement. <br />3. Setbacks: <br />a. Front Yazd Setback: Front yazd setback shall be thirty feet (30') unless specified <br />otherwise in the planned unit development agreement T'he minimum front yazd setback for <br />pazking shall be a minimum of fiReen feet (15'), with landscape screening and/or berming to a <br />height of 36 inches above the pazking lot curb as required in Section 1010 unless specified <br />otherwise in the planned unit development agreement. <br />b. Side and Reaz Yazd 3etbacks: The side and reaz yazd setbacks shall be ten feet (10'). <br />Pazking may occur wiUvn ten feet (10') of a side or five feet (5') of a reaz lot line unless <br />otherwise specified in the planned unit development agreement. In the case of comer or <br />double frontage lots, the front setbacks shall apply. <br />4. Building Height The maacimum height of buildings in the B-6 District shall be five stories or <br />seventy feet above grade, whichever is less. However, buildings over forty (40) feet in <br />height shall have &ont lots not less than 30 feet plus one-hal� of the height of the building <br />and side and reaz yazd setbacks of not less than 10 feet plus one-fourth (1/4) of the height of <br />the building. <br />5. Landscaping: Five percent (5%) of the surface azea of land within a pazking azea shall be <br />]andscaQed with sheet trees, grass and shrubbery, or other approved ground cover. A <br />minimum of twenty-five percent (25%) of the surface area of each lot or set of combined lots <br />shall be green space consisHng of landscaped azea with street trees, grass, ponding, and <br />shrubbery, or other approved ground cover. <br />6. Outdoor Storage: There shall be no outdoor storage of either materials or products. (Ord. <br />1013, 5-I1-87; amd. Ord. 1085, 101491). <br />7. Stormwater Ponding — All required stormwater ponding shall be provided and may utilize <br />new technologies such as roof gazdens, piping under pazking lots, etc. All above ground <br />10 <br />
