(Ord. 1023, <br />11-23-87) <br />Permitted Accessory Uses: <br />1.Off-street parking and off-street <br />loading as regulated under subsec- <br />tions 1005.01 D and F. <br />2.Inside parking facilities for cars <br />and/or service trucks including under- <br />ground parking facilities or parking <br />ramps. <br />Uses Allowed by Conditional Use <br />Permit: <br />1"Office service building" as defined <br />in Section 1002.02. <br />2. Retail sales and service structures <br />less than ten thousand (10,000) <br />square feet in area except drive-in <br />restaurants. <br />3. Tires, batteries and automotive <br />accessory stores. <br />4. Building, plumbing, electrical con- <br />tractors headquarters provided that <br />not more than fifty percent (50%) of <br />the total area within the principal <br />structure be allocated to a service <br />function with the remaining area to be <br />general office uses. <br />5. Wholesale businesses provided that <br />the area allocated to storage shall not <br />exceed fifty percent (50%) of the total <br />floor area of the building. <br />6. Exterior storage of trucks and <br />self-propelled equipment accessory to <br />the principal use. <br />1005.06 <br />7. Public utility facilities. <br />8. Front Yard Setbacks: The front <br />yard setback shall be thirty feet (30') <br />except when the lot fronts on a ser- <br />vice road adjacent to a major arterial <br />roadway and the land use across said <br />arterial is residential. In such cases, <br />the minimum front yard setback shall <br />be one hundred feet (100') except the <br />front yard setback for parking shall be <br />a minimum of fifty feet (50'). <br />b.
