(Ord. <br />1022, 11-9-87) <br />1005.06: B-4 RETAIL OFFICE SERVICE <br />DISTRICT: <br />A. Purpose: The purpose of the Retail <br />Office Service District is to provide for <br />a limited mixture of land uses, made <br />mutually compatible through controls <br />and high quality standards; to facili- <br />tate more intensive and higher valued <br />development and redevelopment of <br />areas convenient to the metropolitan <br />market area. This District shall allow <br />opportunities to integrate high-quality <br />office structures, hotels, restaurants, <br />retail uses and selected office service <br />and quality manufacturing uses, pro- <br />viding the opportunity to benefit from <br />excellent visibility from major arterial <br />routes in conjunction with major local <br />thoroughfares. <br />B. Permitted Uses: <br />1. Medical and dental services. <br />2. Offices, business and professional. <br />3. Private clubs or lodges. <br />4. Motels and motor hotels. <br />5. Mortuaries. <br />6. The following uses are permitted in <br />structures containing a minimum of <br />ten thousand (10,000) square feet. <br />a. Permitted uses in B-2 Districts <br />except auto accessory stores and <br />public uses. <br />b. Health clubs, gymnasiums and <br />swimming pools. <br />c. Bowling alleys when accompa- <br />nied by a"traditional restauranY' as <br />defined by Section 1002.02. <br />d. Blueprinting and photocopying <br />establishments. <br />e. Catering establishments. <br />f. Clothing and costume rental <br />shops. <br />g. Linen, towels, draperies and <br />similar supply services. <br />h.Orthopedic and medical appli- <br />ance stores. <br />i. Pet shops. <br />j. Recarding studios. <br />k. Manufacture of "electronic equip- <br />ment and medical instrumentation <br />devices", as defined in Section <br />1002.02.
