4.0 REVIEW of REQLTEST: <br />4.1 The Iliff parcel, 1822 Dale Court is located betweei� Dale Court and Dale Street on an odd <br />shaped triangular parcel. It is located east of Alta Vista Drive and west of Dale Street, <br />north of Larpenteur Avenue. T11e parcel is surrounded by single family homes that are <br />located on multi-dimensional (irregularly sliaped) parcels. <br />4.2 The parcel is located within Comprehensive Planning District 14, where it is designated as <br />Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />4.3 Mr. Iliffand family own a double frontage parcel he desires to divide into two parcels. <br />The existi��g lot, Lot 1, Block ], Weleczki Addition, averages ll2 feet in depth but is over <br />327 feet in length. It is 27,123 s.f. in size, approximately 2.5 times the size of a normal lot <br />in Roseville. <br />4.4 The proposal by Mr. Iliff would create two parcels. Parcel "A" would include tlle existing <br />home and be a minimum 93 feet wide (west-front) by a minimum of 112 feet deep (south <br />side) or 15,5 l4 s.f. (which is 140% of Code requiremeilts). <br />4.5 New Yarcel "B" (the triangle) would be generally l26 feet wide along the west front (i�ale <br />Court) by 112 to l2 feet deep or 11,608 s.f. (93% of Code requirement for a corner lot). <br />4.6 Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and <br />the minimwn square footage (11,000 s.f.) requirements of Section 1004.016 of tl�e <br />Roseville City Code (see attached land division sheet). While <br />there is capacity in the system, a sewer and water new lateral connection is necessary for <br />new Parcel "B" and utility and drainage easements are necessary for each parcel. The <br />applicant will need to determine whether there is adequate depth in the sewer line to allow <br />for gravity flow or determine the need for a pumping system. <br />4.8 <br />Because the parcel is less than one acre, a park dedication fee is not required. <br />5.0 STAFF COMMENTS/FINDINGS: <br />5.1 The Iliffproperty �vas platted in 1988 and the home was constructed in 1956. The <br />existing house faces Dale Court and tlle new house on Parcel "B" would also have <br />frontage to Dale Court. Dale Court used to be the main road, Dale Street until the <br />1960's.
