REQUEST FOR PLANNING COMMISSION ACTION <br />DATE: 08/02/06 <br />ITEM NO: 6a <br />Department Approval: Agenda Section: <br />TP INFORMATION <br />Item Description: JW Moore, Inc. and Keller Williams seek comment & direction <br />tegarding their proposed town home development on vacant land <br />southwest of the intersection of McCarrons Boulevard and Woodruff <br />Avenue (PF3759). <br />1.0 BACKGROUND: <br />1.1 JW Moore, Inc. and Keller Williams are requesting Planning Commission comments and <br />direction on their proposal to develop 8 existing single family zoned lots southwest of the <br />intersection of South McCarrons Boulevard and Woodruff Avenue, adjacent to Reservoir <br />Woods. <br />l.2 The existing 1.48 acre parcel has an existing Comprehensive Land Use Map designatiov <br />of LR, Low Density Residential and an existing zoning designation of R-1 Single Family <br />Residential District. The parcel also lies adjacent to portions of the undeveloped rights- <br />of-way for Chandler Avenue and McCarrons Boulevard. <br />13 Currently the subject site could be developed with four single family homes. This would <br />require a mandatory combination of the eight lots into four, but that can be completed <br />without the need for an approved subdivision. Further, the applicant could petition the <br />City to construct a public road to provide the legal access to the lots. <br />1.4 The proposal by the applicants seeks to vacate two public rights-of-way and develop 8 <br />town home units (four two-unit structures) with a public road and a home owners <br />association. This design would require a land use designation change to Medium Density <br />Residential and would seek a change in zoning to PLANNED L1NIT DEVELOPMENT <br />with an underlying R-6 Townhouse District. <br />1.5 Reservoir Woods Park lies directly west of the subject parcel and single family <br />residences lie to the north east, and south. <br />2.0 DEVELOPMENT REVIEW: <br />2.1 The town home proposal would replat the existing 8 lots into 9 lots (1 for each of the <br />town home units — 42 feet in width, 82 feet in depth, and 3,444 sq. ft. in size — and I <br />common area lot) and dedicate a public cul-de-sac street. <br />PF3759_RPCA SketchPlan_080206 Pagc 1 of 2 <br />
