6.4 The design of the proposed street and cul-de-sac will be consistent with the Ciry Code as <br />a requirement for acceptance by the City. The necessary right-of-way for the cul-de-sac <br />and street must be dedicated as a component of the FINAL PLAT. <br />6.5 The proposed project must receive approval by the Capital Region Watershed and the <br />Roseville Public Works/Engineering Department regarding grading, drainage, and storm <br />water management plans. <br />6.6 The applicant must receive approval form the Public Works/Engineering Department for <br />the location and sizing of utilities to serve the project and for the design of the proposed <br />cul-de-sac roadway. <br />6.7 Although previously platted, the subject Moore's McCarrons Preserve is responsible for <br />park dedication, which process must be reviewed by the Park & Recreation Commission; <br />their recommendation will be forwarded to the City Council. <br />7.0 STAFF RECOMMENDATION: <br />7.1 Based on the information in Section 4, the findings in Section 5, and the conditions of <br />Section 6 of the project report dated September 6, 2006, the Community Development <br />staff recommends approval of the PRELIMINARY PLAT, VACATION of the existing <br />SANITARY SEWER EASEMENT and the VACATION of the CHANDLER <br />AVENUE RIGHT-OF-WAY for the 2.02 acre parcel located west of Woodruff Avenue <br />and South McCarrons Boulevard. <br />8.0 SUGGESTED PLANNING COMMISSION ACTION: <br />8.1 BY MOTION RECOMMEND APPROVAL of the PRELIMINARY PLAT, named <br />Moore's McCarrons Preserve, allowing the creation of four single-family residential lots <br />from the 2.20 acre parcel formerly platted as Lots 14 -21, Block 4 Rolling Green; <br />8.2 BY MOTION RECOMMEND APPROVAL of the VACATION of the existing <br />SANITARY SEWER EASEMENT, the relocation of the existing sanitary sewer line, <br />and the establishment of a new utility easement over the relocated sanitary sewer line. <br />8.3 BY MOTION RECOMMEND APPROVAL of the VACATION of the undeveloped <br />portion of CHANDLER AVENUE adjacent to Lot 14, Block 4, Rolling Green. <br />Prepared by: City Planner Thomas Paschke (651-792-7074) <br />Attachments: Area Map <br />Aerial Photo <br />Narrative <br />Site Plans <br />PF3759 RPCA 090606 Paoe 4 of 4 <br />
