1�� <br />��� <br />6 October 2006 <br />David Battisto <br />1756 Chatsworth St. <br />Roseville, MN 55113 <br />RE: Side Yard Setback Permit review for 1756 Chatsworth Street <br />Dear Mr. Battisto, <br />On Thursday, October 5`�', 2006, the Roseville Development Review Committee (DRC) <br />reviewed your request for a SIDE YARD SETBACK PERMIT to construct a 24-foot by 36- <br />foot garage that would encroach into the required side yard setback. The DRC neither approved <br />nor denied your request, but I have prepared the following comments as a summary of the <br />review: <br />• The DRC found that the proposal met at least 8 of the 12 criteria laid out in the Setback <br />Permit application as required for approval. <br />• The DRC was rather unreceptive to the proposal of building a detached garage so close to <br />the residential structure, even though it would comply with the 6-foot separation required <br />by the City Code. Committee members felt that, in the long run, an attached garage or a <br />greater separation between buildings would be better on the site. <br />• To this end, the DRC recommended two alternatives that may be more satisfactory: <br />1) Construction of a garage that is attached to the residence (the DRC would be much <br />more interested in approving a Setback Permit for an attached garage encroaching <br />into the side yard); or <br />2) Construction of a detached garage behind the residence, like many other properties <br />in the neighborhood; this would provide greater separation between the home and the <br />garage. <br />• In your application, you mentioned the alternative of constructing an 864-square-foot <br />detached garage in a configuration that would not require a Setback Permit.
