In addition, the
mapped Twin Lakes Parkway alignment will provide an additional trail corniection to Langton
Lake.
The overall housing density will range froin 10-40 units per acre. Not in conflict with the
Comprehensive Plan and the 2001 Twin Lakes Business Park Master Plan, residential uses have
been located adjacent to Langton Lake to take advantage of the amenities offered by the park.
Specifically, all but ho structt►res are located outside the 300-foot shoreland setback, thereby
creating 6.1± acres of open space The 500,000+ square feet of office uses are expected to utilire
multi-story buildings, although housing with first floor office is proposed on parceIs south of
Langton Lake. The Office uses are located adjacent to Cleveland Avenue to provide immediate
and convenient access to the County road and Interstate freeway system. Housing with first floor
office has been included as a transition from the office and service mix uses to the residential
uses. It creates public roads and parks, trails, pond improvement areas, and
buildable lots for the office, restaurant and housing uses. The Ordinance requires a Preliminary
Plat to be filed with a Rezoning request. Overall, the Twin Lakes West development pro}oses
two blocks of residential and mixed-use, two blocks of office/commercial use and seven outlots;
the outlots will provide stonnwater ponding/site amenities and will be dedicated to the City.
