A private road/ pedestrian �vay extends nortl� from Prior <br />Avenue to Mount Ridge Road. The private road is intended to provide necessary fire access to <br />the buildings wl�ile functioning as a pedestrian corridor leading to and from Langton Lake park. <br />Pedestrian ways are included on the west and south side of Langto�l Lake. In addition, the <br />mapped Twin Lakes Parkway alignment will provide an additional trail corniection to Langton <br />Lake. <br />The overall housing density will range froin 10-40 units per acre. Not in conflict with the <br />Comprehensive Plan and the 2001 Twin Lakes Business Park Master Plan, residential uses have <br />been located adjacent to Langton Lake to take advantage of the amenities offered by the park. <br />Specifically, all but h��o structt►res are located outside the 300-foot shoreland setback, thereby <br />creating 6.1± acres of open space The 500,000+ square feet of office uses are expected to utilire <br />multi-story buildings, although housing with first floor office is proposed on parceIs south of <br />Langton Lake. The Office uses are located adjacent to Cleveland Avenue to provide immediate <br />and convenient access to the County road and Interstate freeway system. Housing with first floor <br />office has been included as a transition from the office and service mix uses to the residential <br />uses. General Concept PUD site data includes: <br />• 58 acre redevelopment at the northeast quadrant of County Road C and I�lterstate 35W in <br />Roseville, Minnesota. <br />■ 20 acres of residential use (418 units) <br />■ 7 acres of mixed-use (47,000 square feet office use and 222 units residential) <br />■ 17.6 acres of office use (6,300 square feet restaurant and 424,000 square feet office use) <br />■ 6.1 acres of ponding/public area <br />Preliminary Subdivision Plat (Sheet PP 1.0 - PP 11.1) <br />A Preliminary Plat has been prepared to meet the requirements of Chapter 1102 of the <br />Subdivision Ordinailce. It creates public roads and parks, trails, pond improvement areas, and <br />buildable lots for the office, restaurant and housing uses. The Ordinance requires a Preliminary <br />Plat to be filed with a Rezoning request. Overall, the Twin Lakes West development pro}�oses <br />two blocks of residential and mixed-use, two blocks of office/commercial use and seven outlots; <br />the outlots will provide stonnwater ponding/site amenities and will be dedicated to the City.
