At the September 18, 2006 Council meeting, the Council
directed staff to proceed with the Updated AUAR and to retain Dahlgren, Shardlaw & Uban
(DSU) as the consulting firm to complete the update. Sheet R"L Z.0 illustrates the
existing zoning of the projeet area as Light Industrial (I1) and General Industrial(I2). Sheet RZ
3.0 illustrates the praposed zoning of the project area as :Vlixed Use Business Park District, B-6.
The 2003 Comprehensive Plan designates the project area as Business Park (BP) and lists the
coi7•esponding zoning as B-6 and PUD. The project area is within Planning District 10, which
further describes the intended uses to include office and housing near Langton Lake. The 2001
Twin Lakes Business Park Master Plan suggests the zoning replicate the Centre Pointe project
with underlying zoning of B-4 or B-6. The existing Industrial zoning of the project area is in
conflict with the 2003 Comprehensive Plan and 2001 Twin Lakes Business Park Master Plai.
The uses shown on the submitted plan are alloued under the BP designation and the B-6 zoning.
General Concent PUD (Sheets GC 1.0- GC 4.0)
Chapter 1008 of the Zoning Ordinance outlines the necessary information and process for review
and aprovai of a PLTD. The B-6 Zoning District requir-es the completion of a PUD. The City
has a two-tier process for PUD's: General Concept PUD and Final Development PUD, vhich
may be processed simultaneously.
The Twin Lakes West General Concept PUD site plan incorporates a variety of uses, including a
nlinimuin of 640 housing units, up to 500,000 square feet of office use, and a 6,300+ square foot
restaurant.
