GENERAL CONCEPT PROPOSAL: <br />6.12 The submittal by the Rottlund Company proposes to redevelop approximately 58 acres. <br />As proposed, the existing truck terminals and miscellaneous industrial and distribution <br />uses would be removed and replaced by a mix of uses including multi-family housing <br />(town homes, condos and lofts), service mix (restaurant) and office (individual structure <br />and lower level associated with residential). Highlights include the environmental <br />remediation of the 58 acres of under-utilized and dated industrial properties; placement of <br />the most intense uses adjacent to Interstate 35W and Cleveland Avenue; the design of a <br />livable campus affording live, work and play opportunities; the creation of a 300 foot <br />(average) open space buffer from Langton Lake; the potential for 240 senior housing <br />units; and the creation of an intricate trail/sidewalk system linking business and <br />residential housing with the City Park and trail system. <br />6.13 Specifics of the CONCEPT proposal are as follows: <br />■ Lot 1, Block 1(9 acres): Potentially 2 multi-story office structures totaling <br />250,000 sq. ft or a residential option for up to 240 multi-family units within <br />multiple complexes (2814 Cleveland Avenue - Dorso/American Semi). <br />■ Lot 1, Block 2(5 acres): Potentially 98 units within 5 structures of multi-level <br />town homes and/or condominiums, including tuck-under garages and <br />underground parking (2680 to 2690 Prior Avenue - PIK Terminal property <br />adjacent to County Road C2 and Langton Lake Park). <br />■ Lot 2, Block 2(5 acres): Potentially 152 units within 3 structures of multi-story <br />senior condos, including underground parking (2680 to 2690 Prior Avenue — PIK <br />Terminal property adjacent to Langton Lake Park and Twin Lakes Corporate <br />Center Phase IV). <br />■ Lot 3, Block 2(7 acres): Potentially 88 units within 2 structures of multi-story <br />senior condos and potentially 134 units within 3 structures of lofts. A portion of <br />the loft structure may include potentially 47,000 sy. ft of main floor office and <br />including underground parking (2680 to 2690 Prior Avenue - PIK Terminal <br />property southwest of Langton Lake Park and north of Indian Head). <br />■ Lot 4, Block 2(4 acres): Potentially 70 units within 2 structures of multi-story <br />new urban flats, including underground parking (2680 to 2690 Prior Avenue - <br />PIK Terminal property south of Langton Lake Park and north of Twin Lakes <br />Corporate Center Phase 1). <br />■ Lot 1, Block 3(6 acres): Potentially 98 units within 8 structures of Vista town <br />homes (2785 Farview Avenue - Hagen). <br />■ Lot 1, Block 4(4 acres): Potentially 87,000 sq. ft. of office within 2 structures <br />(2750 Cleveland Avenue - Old Dominion). <br />■ Lot 2, Block 4(4 acres): Potentially 86,400 sq. ft. of office within a single <br />structures and a 6,300 sq. ft. sit-do�vn restaurant (2700 Cleveland Avenue - Xtra <br />Lease). <br />PF3790_RPCA_GeneralConcept_I 10106 Page 7 of 14 <br />
