PROFESSIONAL OFFICE: <br />6.16 The 2 large tracts of professional office, Lot 1, Block 1 and Lots 1 and 2, Block 4, are <br />currently considered build-to-suit sites as n� definite end user has been identified. Staff <br />is aware that Rottlund has had discussions with prospective office users, however, <br />without an approved project it has been difficult to market the property. <br />6.17 The proposal seeks the potential for up to 250,000 sq. ft. within 2 structures of varying <br />heights on Lot 1, Block 1; a potential for up to 87,000 sq. ft. within 2 structures on Lot 1, <br />Block 4; and up to 86,400 sq. ft. in a single structure on Lot 2, Block 4. <br />6.18 Access to the proposed office on Lot 1, Block 1 would be provided from C(eveland <br />Avenue and Mount Ridge Road and access to the other 3 office structures would be <br />provided from Cleveland Road, Mount Ridge Road and potentially Iona Lane. <br />6.19 Structure and on-site parking setbacks will be determined in the Final PUD Agreement <br />and will be similar to current B-3 setbacks. It is anticipated that other design features, <br />such as site layout/design, landscaping, building materials and other standards, would be <br />created and set forth in the FINAL PUD. <br />RESIDENTIAL HOUSING: <br />6.20 The proposal consists of 640 residential units of several different styles. Currently <br />proposed are housing styles including senior condominiums (240 units), loft <br />condominiums (134 units), vista town homes (140 units), new urban lofts (70 units), and <br />urban town homes (56 units). The proposal includes underground or tuck-under garages <br />from varying access points, all interior to the specific residential development. <br />6.21 Structure and on-site parking setbacks will be set forth in the Final PUD Agreement and <br />will be similar to current R-3 and R-6 setbacks. <br />6.22 The specific design of the Twin Lakes West structures would occur after the GENERAL <br />CONCEPT PLAN had been approved. <br />SERVICE MIX — RESTAURANT: <br />6.23 The proposal seeks to include a restaurant within the southeast corner of Lot 2, Block 4 <br />to complement the surrounding office and multi-family housing. <br />6.24 Structure and on-site parking setbacks will be set forth in the Final PUD Agreement and <br />will be similar to current B-3 setbacks.
