The development area draining to Langton Lake
will incorporate infiltration and water quality standards per Rice Creek Watershed requirements
prior to discharging stormwater to Langton Lake. Westward draining stormwater runoff will be
collected via the existing storm sewer system and routed to the existing stonnwater pond south
of the Centre Pointe development. Stormwater from the northwest portion of the site will be
collected and routed to Wilson Pond, north of County Road C-2.
Infrastructure Improvements
Twin Lakes West development will consist of infrastructure improvements such as public
roadway, sa»itary sewer and water improvements to service the redevelopment area.
Ri ht-of-Wa
The Twin Lakes West redevelopment proposes two new roadways. The first, Twin Lakes
Parkway, is designed as officially mapped to complete the connection between Cleveland to
Fairview. The 90 foot right-of-way will provide for two travel lanes, a turn lane, an eight-foot
public trail and a sidewalk, landscape islands, boulevards and decorative pavement. Secondly,
Mount Ridge Road will be constructed south fram County Road C-2 to the project boundary.
Mount Ridge Road is planned with a 60-foot right-of-way. A section detail for Twin Lakes
Parkway and Mount Ridge Road is illustrated in the Preliminary Subdivision packet. As
development progresses, feasibility of a new sidewalk connections along County Road C2 and
Cleveland Avenue will be considered.
