The intent of this private drive is to provide a needed <br />fire lane access and create a pedestrian corridor from the south and west, leading to Langton <br />Lake Park. We do not intend to construct Iona Lane west of Mount Ridge Road. <br />Public Easement and Ri�ht of Way Vacations (Sheets VAC 1.0 - 3.0) <br />We are requesting the City vacate the public easements and right-of-way as illustrated in the <br />Right-of-way/Easement Vacation packet. The vacation request includes existing roadway, <br />drainage and utility easements and portions of public right-of-way for Mount Ridge Road, Prior <br />Avenue and Arthur Avenue. The requested easement and public right of way vacations are <br />necessary to implement the construction of the officially mapped Twin Lakes Parkway. <br />Conclusion <br />Rottlund Homes is requesting the City's approval of the Twin Lakes West redevelopment in <br />order to fulfill the vision of the Twin Lakes Business Park Master Plan for t11e project area. It is <br />the inteut of Twin Lakes West to accomplish the following: <br />■ Promote a planned unit development (PUD) for residential and commercial uses featuring <br />design continuity. A development which will reflect a common theme using a compatible <br />architectural design and consistency in signage, ]andscapii�g and lighting. <br />■ Encourage orderly development of the property. <br />■ Provide opportunity for greater flexibility in arranging land uses according to relative <br />compatibility, setbacks, convenience and community needs. <br />■ Encourage patterns of development to meet the objectives of the City's plam�ing principles <br />and provide a transition from quality office/commercial to residential properties. <br />■ Encourage a more attractive and enduring business/commercial neighborllood. <br />Thank you reviewing the enclosed applications and supportiug infonnation.
