City of Roseville <br />2660 Civic Center Drive <br />Roseville MN 55113 <br />June 9, 1997 <br />To Whom it May Concern, <br />The residents of 300 S. McCarrons Blvd, Roseville, (David B and Lisa W Booms) propose to <br />demolish the e�cisting one-car garage (14'S" x 22') which is located at street level and construct a <br />two-car gazage (22' x 22') in it's place. We further propose that the new garage would be set back <br />approximately 3-6 feet further than the existing one, approximately 2 feet over towards the west <br />and approximately 2 feet higher. � <br />In order to procede, a variance to Ordinance 275, 5-12-59 (below) is necessary to complete our <br />plans and we hereby request said variance. The Ordinance states: <br />"Where the natural grade of a lot at the building line of a house is eight feet or more above <br />the established curb level, a private garage may be erected within any yard, provided that <br />one half of the height or more is below gade level. Such a garage shall not be less that 20 <br />feet from any street line." <br />Our property and the proposed garage fulfills all of the points outlined in the above Ordinance <br />with the exception of the last. The house is located more than 8 feet above the curb (the garage is <br />at street level while the house is located on the hill above), the garage would be constructed of <br />concrete block to provide the strength and stability needed as most of the walls will be below <br />grade, however, the front of the existing garage is located on the right-of-way despite the 30 foot <br />driveway. Our proposed changes would place the new garage 3-6 feet back further but would not <br />be 20 feet back as outlined in the Ordinance. <br />We seek a variance because: <br />We have been told by contractors that, in order to place the garage 20 feet from <br />the right-of-way, the slope of the driveway would be such that it would render it <br />useless in wet or snowy weather as the hill at the front of the house is very steep. <br />According to our amateur calculations, the house sits approximatel�+ 73 feet from <br />the right-of-way (hard to determine because of the slope) and is elevated about 30 <br />feet above the roadway. By sight, it looks to be about a 30-40 degree angle. <br />* Most or all of the hill in front of the house would have to be excavated. <br />The new garage would still be approximately 30 feet from the curb after the road <br />reconstruction. <br />
