Paschke: <br />This letter is submitted on behalf of Pawn America Minnesota, L.L.C., a Minnesota limi[ed liability <br />company ("Pawn America"), in support of tlie attached conditional use application to expand Pawn <br />America's existing store located in the MeCarron Hills Shopping Center, 1713 Rice Street, Roseville, <br />Minnesota (the "Proueriv"). <br />Pawn America l�as operated its existing store, which consists of approximately 7,63? square feet, at the <br />Property for ovcr thc past fifteen (15) years. Recently, approximately 4,291 of adjacent retai] space <br />became available and Pawn America desires to expa�d its store to include this additional space. <br />T'he Property is zoned B-3 General Business aud a pawn store use is a conditional use iu this zoning <br />designation. Enclosed are the following items submitted in support oC the attached conditiona( use <br />application: <br />ihe legal description of the Property is attached hereto as Exhibi[ A. "Che property identification <br />number is 13-29-23-44-0012. <br />7he proposed plan is attached hereto as Exhibit B. <br />A check in [he amount of $600 for the application fee. <br />In further support of die attached application, Pawn America submiu the following six (6) findings <br />pursuant to Section 1013.01(D) of the Roseville City Code: <br />lmoact of [he oroposed expansion on traffia The Property is ]ocated on Rice Street, which is a rtiain <br />artcrial right-of-way within the City of Roseville. The previous tenants in the proposed expansion <br />space were all re[ail tenants with uses tE�at were no less intense that Pawn America's use. Pawn <br />America does not anticipate any material changes to the traf'fic count or flo�v along Rice Street as a <br />result ofthe proposed expans�on. <br />2. Im�act of the oroposed exoansion on oazks, sVeets, and other public facilities. The Property was <br />specifically designed and buih for medium scale retaiUwmmercial uses.
