Impact of tl�e proposed use on the market_�-alue of contiguous properties. Again, Pawn America has <br />been operating at this ]ocation for over the past fifreen (15) years. We do not anticipate that the <br />expansion will have any negative impact on the market value of contiguous properties. To the <br />contrary, we anticipate that if anything, contiguous property values may increase as a result of the <br />significant upgrades that are planned for the Property and a long-tenn financially stable [enan[. <br />5. Imnact of the nr000sed usc on thc nublic health, safety and Keneral welfare. Again, Pawn America <br />has been operating at Ihis location for over the past fifteen (15) years. 1'he proposed expansion is <br />]ocatcd in an area [hat was specifically designed and buih for retai[ tenanis such as Pawn America. <br />We do not anticipate that the espansion will have any negative impact on the health, safety or <br />general welfare. <br />6. Compatibilitv of the proposed use with the Citv's compreliensive plan. The Property is designated <br />as "CB" Community Business in the City's proposed 2030 comprehensive plan. Community <br />Business uses are commercia] areas oriented toward businesses involved with tlie sale of goods and <br />scrvices to a local market area. Community busincss arcas includc sliopping centers and <br />freestanding businesses that promote community onentation and scaJe. Pawn America's business <br />involves the sale of goods and services to the local market area and the Propeny is cleady locared <br />withfn a shopping center.
