Recently, approximately 4,291 of adjacent retail space <br />became available and Pawn America desires to expand its store to include this additional space, <br />The Properiy is zoned B-3 General Business and a pawn store use is a conditional use in this zoning <br />designation. Enclosed are the following items submit[ed in support of the attached conditional use <br />application: <br />The legal description of the Property is attached hereto as Exhibit A. The property iden[ification <br />number is 13-29-23-44-0012. <br />The proposed plan is attached hereto as E�chibit B. <br />A check in the amount of $600 for the application fee. <br />In further support of the attached application, Pawn America submits the following six (6) findings <br />pursuant to Section 1013.01(D) of the Roseville City Code: <br />Imnact of the vroposed expansion on traffia The Property is located on Rice Street, which is a main <br />arterial right-of-way within [he Ci[y of Roseville. The previous tenants in the proposed expansion <br />space were all retail tenants with uses that were no less intense that Pawn America's use, Pawn <br />America does not anticipate any material changes to the traffic count or flow along Rice Street as a <br />result of the proposed expansion. <br />2. Imoact of the pr000sed exoansion on pazk,, streets, and other public facilities. The Property was <br />specifically designed and built for medium scale retaiUcommercial uses. The Yroperty has existing <br />inF;ress and egress points that provide for easy access between the Property and Rice Street.
