�. 7. Additional Required Information: a. Legal Description and PIN: Provide the Parcel Identification Number(s) and the complete legal description(s) of the property involved. b. Proposed Plans: In addition to a scaled site plan, a landscape plan, grading and drainage plan, photometric plan, traffic study, and exterior building elevation drawings showing building materials may also be required if deemed necessary by the Community Development Director. Plans for residential applications may be on 8'/z"x 11" or 11 "x 17" paper; full size plans and PDF digital copies must be submitted for commercial applications. c. Consultant Fees: Whenever third party consultants are utilized in the preparation of application materials (e.g., a traffic study) or the City's review of an application (e.g., traffic study analysis), the applicant shall be responsible for paying the entirety of those costs. d. Written Narrative: The written narrative should thoroughly address the following items, which Section 1013.01 (Conditional Use Permits) of the City Code directs the City Council to evaluate during consideration of Conditional Use applications: 1) Impact of the proposed use on traffic; 2) Impact of the proposed use on parks, streets, and other public facilities; 3) Compatibility of the proposed site plan, internal traffic circulation, landscaping, and structures with contiguous properties; 4) Impact of the proposed use on the market value of contiguous properties; 5) Impact of the proposed use on the public health, safety, and general welfare; and 6) Compatibility of the proposed use with the City's comprehensive plan. 8. Nodficallon Sign: The applicant must obtain a"Notice of Land Use Application" sign from the Community Development Department and post the sign along the street in front of the subject property. Multiple signs may be required for sites adjacent to more than one street. 9.
