� <br />29 May 2009 <br />Dear Ms. DeLeo, <br />l�� <br />� <br />0 <br />As I reviewed your Administrative Deviation application, I found that the site plan was not to <br />scale in some aspects (i.e., the east-to-west dimensions were about 10% short of what the <br />measurements indicated, and the house is shown to be considerably closer to the Sherren Street <br />property line than it actually is). While these measurements are important for calculating <br />impervious coverage on the property, it seems likely that your proposed garage and expanded <br />driveway will not cause the overall impervious coverage to exceed 30% of the lot area. <br />Nevertheless, we can proceed with your proposal to encroach into the required side yard setback, <br />and the impervious coverage can be verified on the plans submitted for the building permit. <br />Your neighbors at 1239 Sherren Street, 1252 Highway 36, and 2254 and 2255 Merrill Street will <br />receive a copy of the letter below notifying them of your plans to rebuild your garage which will <br />encroach in to the required side yard, and inviting them to participate in the public process of <br />commenting on your proposal. In case you haven't already spoken with these neighbors about <br />your plans, we encourage applicants to do so. If we receive letters, phone calls, or emails from <br />each of these households in support of your proposal, the required 10-day appeal period <br />following the decision of the Community Development Director will be eliminated; if the <br />Administrative Deviation is approved, the building inspector may then issue the necessary permit <br />as soon as it has been approved. You are encouraged to attend the hearing, but it is not required. <br />You are invited to attend and participate in an Administrative Deviation hearing on Thursday, <br />June 4, 2009 at 3:00 p.m. in the Roseville City Hall Hawthorne Room — in the lower level, <br />adjacent to the Engineering Department. <br />Kathleen DeLeo, 1246 Highway 36, seeks approval of a deviation from the required side yard <br />setback for an accessory structure on a residential property to accommodate a larger detached <br />garage that would encroach 2 feet into the required 5-foot setback. <br />The Administrative Deviation process allows nearby property owners to comment on the <br />proposal in writing and/or at the meeting.
