Al1 contractual <br />arrangements for this work will be done by the Cedarholms <br />and Hales. Bzadl.ey Oren will make a contribu�ion toward <br />the canstruction of the service described above in the <br />amount of $4,000. The construction of the new service <br />for the water and sewer described above wilZ be done in <br />the reasonable near future. <br />2. Bradley Oren will landscape the property now known as 367 <br />S. Owasso Bouievard, wnich is vacant. This landscaping <br />will be done in the reasonable r�ear future at the sole <br />expense of Brad Oren. However, since this will require <br />a certain amount of fill to completely cover the now- <br />exposed basement, there might be (for a reasonable amount <br />of time) an amount of earth protruda.ng above the normal <br />grade to allow the fill to settle. <br />3. Brad Oren will reserve any rights he has in the future to <br />petition �he City of Rosev�.11e to allow for construction <br />ot more than one home on the property now generally <br />described as 375 S. Owasso Boulevard and 367 S. Owasso <br />Boulevard. However, no assurance was giverz Bradley Oren <br />that the City would approve such construction and, in <br />fact, Mr. Brad Oren was told that he probably would <br />require a variance by the City Council of the City of <br />Roseville which might not occur. Mr. Brad Oren merely <br />reserved his right to file such a petition �or such a <br />variance. <br />4. The Cedarholms and Hales reserve their right to oppose <br />such a petition in �he event one is ever filed in the <br />future. <br />However, at the present t i�r�e , Mr . Brad Orerz has no <br />immediate plans to construct any additional homes or <br />rearrange the property Iines on nis property. <br />S. There will be no encumbrances placed upon any of the <br />�bove parties' properties which will be filed with the <br />Ramsey County Recorder. <br />6. Mrs. Louise Cedarholm is the owner oz property known as <br />3&5 S. Owasso Boulevard. This is legally described as <br />follows: <br />Subject to easements; part of Lot 6 Westerly of a <br />line beginning Southerly of and 18.95 feet Westerly <br />from the Sou�heasterly corner of said lot thence <br />
