—,
April 16, 2010
Dear Mr. Stone,
l'S

Your neighbors 2373 & 2393 Victoria Street and 876 County Road B2 will receive a copy of the
letter below notifying them of your plans to pave the driveway which will encroach into the
required side yard setback, and inviting them to participate in the public process of commenting
on your proposal. In case you haven't already spoken with each of these neighbors about your
plans, we encourage applicants to do so. If we receive letters, phone calls, or emails from each of
these households in support of your proposal, the required 10-day appeal period following the
decision of the Community Development Director will be eliminated; if the Administrative
Deviation is approved, the building inspector may then issue the necessary permit as soon as it
has been approved. You are welcome to attend the hearing, but attendance is not necessary —
especially in a case as simple as yours.
As we discussed on the phone, this Administrative Deviation process can only allow driveways
to be as close as two feet from the side property line; since that limitation was acceptable to you,
I've identified that two-foot setback in the description of the proposal that I've sent to your
neighbors.
You are invited to attend and participate in an Administrative Deviation hearing on Thursday,
Apri122, 2010 at 3:00 p.m. in the Roseville City Hall Hawthorne Room — in the lower level,
adjacent to the Engineering Department.
Ray and Gwen Stone, 2379 Victoria Street, seek approval of a deviation to the required setback
from a side property line to accommodate a paved driveway which would encroach as much as 3
feet into the required 5-foot setback. The enclosed site plan (which also includes some drawings
of a planned garage reconstruction) illustrates the proposed driveway.
The Administrative Deviation process allows nearby property owners to comment on the
proposal verbally, in writing, and/or at the meeting. Should you have any comments or questions
about this application, please feel free to email me at brvan.11ovd(aci.roseville.mn.us or call me
at 651-792-7073 or attend the administrative hearing on Thursday, Apri122°d at 3:00 p.m. If
the Administrative Deviation request is approved, the building permit can be issued ten (10) days
after the decision unless an appeal is filed before then.
Sincerely,
CITY OF ROSEVILLE
Bryan Lloyd
Associate City Planner
City of Roseville Community Development Department
2660 Civic Center Drive : Roseville, Minnesota 551 13
651-792-7005 ❖ www.ci.roseville.mn.us/development
-,
