� <br />May 26, 2010 <br />McAdam Majors <br />1863 Chatsworth Street <br />Roseville, MN 55113 <br />Dear McAdam, <br />��� <br />�� <br />� <br />Now that Tve received your conditional use application and understand that you plan to replace <br />the existing detached garage with the proposed 1,008 square-foot structure, your application has <br />been accepted as complete. <br />The only remaining, potential zoning issue I can see at this point relates to impervious lot <br />coverage (e.g., driveways, sidewalks, and building footprints). The Code allows impervious <br />surfaces to cover up to 30% of a property; Ramsey County records indicate that your lot is about <br />13,500 square feet in area, which would accommodate up to 4,050 square feet of impervious <br />coverage. Based on the measurements of your home and proposed garage submitted with your <br />application and an estimate of the area of your driveway based on Roseville's aerial photography, <br />it appears that the impervious coverage would total about 4,200 square feet after your existing <br />garage is removed.
