The only remaining, potential zoning issue I can see at this point relates to impervious lot coverage (e.g., driveways, sidewalks, and building footprints). The Code allows impervious surfaces to cover up to 30% of a property; Ramsey County records indicate that your lot is about 13,500 square feet in area, which would accommodate up to 4,050 square feet of impervious coverage. Based on the measurements of your home and proposed garage submitted with your application and an estimate of the area of your driveway based on Roseville's aerial photography, it appears that the impervious coverage would total about 4,200 square feet after your existing garage is removed. You would be required to remove an additional 150 square feet of impervious surface area as a condition of the approval of your conditional use if you weren't already planning to remove some of the driveway when the existing garage is removed. Barring any unexpected interruptions, the public hearing for your application will be held by the Planning Commission at its meeting on July 7, 2010 and, based on the recommendation of the Pla�ing Commission, the City Council would approve or deny the application at its meeting on July 26, 2010.
