-. -
Avenue. The City of Roseville engineer examined the pipe and the explanation of why it was
there is as follows: The home to tte immediate north is the only home in the neighborhood that is
located on a raised building site. The site was formerly used as the Pig Pen for the farm and the
soil was not stable or suitable to build. The site was built up then excavated for construction. The
built up site caused the homes along Judith Avenue's north (or reaz yazds) side to flood. The
drainage pipe was installed to move the water from the east to the west thus the grade on the east
side of my home is a negative grade for approximately 21 feet from the not[heast corner of my
garage to the middle of the yard. The middle of the yard is about were the grade starts to run to
the east towards the city street and sewer system.
The chronic repairs and continued costs to complete the repairs were tolerated; however, do
cause stress from enjoying the property at certain times of the yeaz when the repairs must be
done whether or not we have the funds to complete them. The problem of the repairs came to a
head this spring. We noticed that our hardwood floors were getting a little wavy and decided that
it was tune to have them refinished. The contracted floor re finisher asked that we remove the
baseboard molding. The baseboard on the north wall was removed and we found the presence of
mold just inside our home where the dryer vent goes outside. The contractor also told us the
wave in the floor was being caused by the dryer vent. We checked the vent to see if it was a clog.
There was no clog in the vent so we called and heating and air conditioning company to see what
the problem was. The problem was the exhaust vent itsel£ A home dryer has a blower motor
rated for about 40 feet macimum. The code enforcement officer for the CiTy of Roseville sated
that our vent is at the maacimum 40 feet our further depending on the number of bends. Each
bend in the vent pipe counts as five to 8 feet and we have four bends. There is also a section of
the dryer vent pipe that runs 14 feet straight across the floor. This section is not to be longer than
ten feet and every ten is supposed to be sloped. This is causing our hazdwood floors to heat and
warp due to improper installation. The vent runs parallel to the floor joists which run north and
south leaving no direction to relocate the vent without relocating the laundry room.
The following repair items are recurring and continue to be financial burdens and now with the
recent discovery of mold and a son with asthma, health concerns. These items are preventing me
from enjoying my home and were not caused by my family or me.
The moisture and mold on the inside wall above the dryer vent. The dryer blower motor
is not rated to move the hot dryer air that far and when it meets the cold winter air, the
hot air remains in the tube causing moisture and mold to build up on the inside wall.
The concrete settling and sinking in the northwest corner of the interior, and exterior of
the garage. This is due to a lack of footing or footings that were not extended faz enough
to provide the needed support.
The negative grade caused by the build up of the neighbor's site to the immediate north.
This is causing standing water problems on the northeast and east side of my home. The
grade to the street and city sewer begins to slope 21 feet from the comer of my garage.
The negative grade is causing siding to rot and water to get inside the gazage under the
service door and leak into the basement level. The wood service door frame continues to
rot at the bottom.
The site is a comer site and the set backs for corner sites restrict the homeowners more severely
that the set backs for interior sites.
