-.
We have paid for and submitted professional plans that would allow us to address the problems
stated. The plans call for a laundry room addition which would extend about eight feet into the
current garage and extending the current gazage to the south eight feet. This would allow us to
keep the current drain system and water supply from the laundry room and correct the vent
system by moving the vent to a side wall and venting only six to eight feet insiead of forty plus
feet.
The gazage floor would be removed and footings would be extended to the south and east to stop
the sinking of the garage floor as well as water intrusion in the basement due to the standing
water inside the garage. Extending the garage to the east by 10 feet would create and additional
third sta11 and wrrect the grading problem by ]eaving only eleven feet +/- to the slope to the east
where the city sewer and curb and gutter can be utilized. Current building regulations do not
allow for this repair due to the proximity to the street. We request a variance to the current
regulation.
This gazage and laundry room addition would not adversely affect any neighbor or views. To the
immediate east is a vacant lot. To the north, the neighbor would not be affected as the front of
the home would extend beyond the proposed garage addition. The traf'fic along the comer of
Judith Avenue and Aglen Street would not be impeded by view or obstructed in any way.
This addition would also allow us to circumvent soon to be problems with storage and caz
storage. The current car storage allows for only two cars. Within the next three yeazs, our family
will have an additional driver and one more driver two years after that. The neighborhood is
growing and current has six teenage drivers and in the next three yeazs the number will reach
twenty teenage drivers. Street pazking and caz storage is a problem. The gazage will also allow
for storage of items currently kept in the back yazd in plain view of neighbors to the north.
We aze asking for the approval knowing that the current Supreme Court ruling limits such
additions. We aze fully aware that this will not only enhance our properties value, it will increase
our taac burden. The addition will also include updating the exterior of the home with a new roof
and roof line as well as siding creating improved curb appeaL It is our hope and desire that this
plan aad cost not only cures the problems causing us from enjoying our property, it will also
relieve the stress and costs for the next buyer to enjoy. The variance if granted would still leave
an east side yazd of 31 feet from the proposed gazage to the edge of the lawn and from the south
portion of the garage, the yard and drive space would be 39 feet to the south remaining. Photos
have been included of the repair items and views showing that the neighbors would not
experience harm in any way.
Thank you for your help and consideration of this matter.
Sincerely,
William and Kimberly Rodrique
1015 Judith Avenue
Roseville, MN 55113
