<br />C. Detailed grading plans with building slab elevation and drainage direction for Parcel A <br />shall be submitted to the City Engineer for review and approval prior to building permit <br />issuance. <br /> <br />D. Afive (5) foot wide utility and drainage easement shall be provided adjacent to all <br />property lines on both parcels. Said easements shall be reviewed and approved by the <br />City Engineer prior to recording. <br /> <br />E. Cash will be accepted in lieu of parkland dedication. The dedication fee is $500.00 for <br />the newly created lot (Parcel A), to be collected prior to issuance of a building permit. <br /> <br />F. New sewer and water service is required for the new lot, which location shall be <br />approved by the City Engineer. A new sewer availability charge (SAC) will be placed on <br />the newly created lot and collected with the building permit. <br /> <br />G. A private easement for the existing watermain and/or sanitary sewer that crosses over the <br />property line (Parcel B to Parcel A) shall be created to protect the interest of the <br />property owners or the services can be relocated without the need for a private easement. <br /> <br />H. Parcel A shall share the existing public access on to Acorn Road with Parcel B. The <br />driveway for Parcel A shall be located a minimum of five (5) feet from the property line, <br />with the connection being made within City right-o¡:'way. The City Engineer shall review <br />and approve the driveway access prior to the issuance of building permits. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Wiski, and upon vote being taken thereon, the following voted in favor: Goedeke, Wiski, <br />Mastel and WaU, and the following voted against the same: None <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />Page 2of2 <br />
