--• <br />� <br />FAST -�f11�S t7F AUTU�IV STREET TRAFFIC <br />5 December 2007 <br />City of Rosevi[le Planning Commission <br />2660 Civic Center Drive <br />Roseville, MN �5113 <br />Re: Planning File Q7-069 <br />Dear Planning Commission members, <br />We read with great interest the recent application by Michael Schueller (in cooperation <br />with Riaz and Catherine Hussain) for a rezoning and conditional use permit for the <br />property at 1901 Lexington Avenue. \7Je are writing now to express our concerns with <br />this proposal and hope that a suitable compramise can be reached in the early planning <br />stages. <br />Autumn Street is one of the most wonderful streets in the city. It features a mix of <br />original residents, professional individuals and couples, and famiiies. Indeed, there are <br />no fewer than t�venty-five children living an Autumn Street. From spring to autumn, the <br />exiremely low traffic allows the street ta host nightly bike rallies, ball games, street <br />hockey, and more. The unanimous view of the residents is that we are very fortunate to <br />have what we have in Autumn Street and want no diminution of what we enjoy. <br />We are not insensitive to the needs of the property owmer at 1901 Lexington. We enjoy <br />the multi-use district at Lexington and Roselaw�n and the various "destination" businesses <br />that the City has found fit to allow to locate there. These include a hardware store, a <br />realtor, professional offices, and most recently a bookstore. The residents of Autumn <br />Street are among the most frequent and loyal patrons of these businesses. We are not <br />unappreciative of their role in our community and we are not viscerally opposed to the <br />harn�onious development of this intersection's vitaIity. <br />However, across the entire neighborhood, from Democrats to Republicans, there is one <br />unanimous concern: the use of the south side of the building at 1901 Lexing;ton and any <br />attem�t intended or unintended to intensify the use of the Autumn Street, an R-1 <br />residential street as a route for automobile traffic to the business located there. <br />We are focused especially on the two patches of asphalt on the south side that form a <br />small parking area, which, if ever in compliance with city code, is nat a necessary part of <br />the business in any way and represents the potential for a serious invasion of the quiet <br />
