Our current building plan was reviewed and <br />approved by Roseville planning in Oct08 (including an approved variance for the front porch), but the <br />plan inadvertently omitted a patio that would connect the house and an outdoor swimming pool. Our <br />currently approved plan is near the limit of 30% coverage, and adding the patio would place us at <br />approximately 33% coverage. As a result, we are filing this impervious coverage deviation application to <br />allow the patio to be built. <br />Statement of Intent <br />The patio will connect the back of the house and the pool at one elevation, allowing Noah to <br />independently go outside in his wheelchair in this safe area. Additionally, it will allow us to safely <br />transfer him from the house to the pool in his wheelchair. Key facts are as follows: <br />• The square footage of the patio will be approximately 735 square ft. A marked-up survey is <br />attached which shows the following: <br />o In blue is the location of the proposed patio connecting the house and pool. <br />o The patio will stop 2 feet from the pool to allow the creation of an annual flower bed, <br />with the only exception being a 42 inch section at the pool gate which will allow Noah's <br />wheelchair to enter the pool area. This is marked by a dark blue box. <br />o In red is the actual location of the screen porch (the survey showed an incorrect <br />configuration of the screen porch). <br />• The addition of the patio would change our impervious coverage amount to approximately 33%o, <br />which is within the limits of an impervious coverage deviation for a standard lot. <br />• The patio will be comprised of stamped concrete, using natural grayish color and simulating <br />random paving stones. <br />
