A. Detailed grading plans with building slab or first floor elevation and drainage direction must be submitted to the City Engineer for review and approval prior to building permit issuance on Parcel A and C. B. The City policy is to accept parkland or cash in lieu of land dedication for the creation of new lots. In this case, cash will be accepted in lieu of parkland dedication. The dedication fee is $500.00 for the newly created Parcel A and Parcel C. The fee shall be collected prior to issuance of a building permit on said parcels. C. The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance on building permits for all newly created lots. In this case, new sewer and water service is required for Parcel A and Parcel C, which location shall be approved by the City Engineer. The SAC fee is required and collected on Parcel A and Parcel C at the time the building permit is issued. D. The City Engineer and/or County Engineer must review and approve the driveway curb cuts along County Road "B" prior to the issuance ofbuilding permits. If at all possible the curb cut for Parcel C should be off of Acorn Road. E. The City policy is to accept additional street right-of-way to meet city and county master roadway plans. In this case, the applicant is responsible for dedicating an additional] 0 feet of right-of-way for County Road "B" West the length of the proposed minor subdivision. F. The applicant must record the three (3) parcel minor subdivision within 60 days after the approval of the City Council. The motion for the adoption of the foregoing resolution was duly seconded by Council Member Maschka, and upon vote being taken thereon, the following voted in favor: Mastel, Maschka, Wiski and Kysylyczyn.
