Regular City Council Meeting <br /> Monday,July 22, 2013 <br /> Page 16 <br /> Councilmember Etten noted that original concerns of neighboring property own- <br /> ers was for a tree survey and the proposed raised height of the development prop- <br /> erties; and questioned if those concerns had been addressed to everyone's satis- <br /> faction. <br /> Ms. Bloom reviewed existing property height with proposed, indicating a 4-5' in- <br /> crease throughout the development, and lowered in the backyards to address <br /> drainage concerns and requirements of the Rice Creek Watershed District. <br /> At the request of Councilmember Etten, Ms. Bloom confirmed that adjacent prop- <br /> erties would be higher than the swale area along the property boundaries. <br /> Nathan Fair, Hanson Builders, 13432 Hanson Blvd., Andover, MN, Develop- <br /> er Representative with Landmark 6 of Roseville, LLC and Hanson Builders <br /> and Nate Harmon, Engineer <br /> Mr. Fair pointed out several minor typographical errors in the contract (page 3, <br /> line 22) and references to "Cleveland Avenue" and "Langton Lake Drive," re- <br /> questing that the reference be changed from Cleveland Avenue to "Millwood Av- <br /> enue." <br /> Mr. Fair also noted concerns about working hours, as property owners had ex- <br /> pressed concerns at the open house, with one of the neighbors working nights. <br /> After consulting with Dean Hanson, his partner, Mr. Fair offered to change their <br /> working hours from 7:00 a.m. to 7:00 p.m. (page 7, line 33) for weekdays and <br /> 9:00 a.m. to 7:00 p.m. on weekends if any work took place on a weekend, while <br /> not intended at this time. Mr. Fair advised that this would allow them to complete <br /> the project in a timely manner and offered this concession for the neighborhood. <br /> Mr. Fair also advised that a homeowners association is no longer intended for this <br /> neighborhood since the landscape plan had been revised (Exhibit B, page 15, line <br /> 7) and any references should be struck. <br /> At the request of Mayor Roe, Ms. Bloom confirmed that this was amenable to <br /> staff. <br /> Mr. Fair reported on the open house held last week with the neighborhood; with <br /> three (3) neighbors and one (1) Councilmember attending. Mr. Fair advised that <br /> the owner of the development, Dean Hanson, had attended to respond to any <br /> questions of the neighborhood. <br /> Councilmember McGehee reported that she had attended the open house; com- <br /> plimented the developer on their nice presentation and drawing provided for <br /> neighbors to see the home style, type and size planned; and noted that the devel- <br /> oper team had responded to all questions asked and did a nice job. <br />
