Our hope is that we <br />can achieve a waiver of the EAW requirement for the project and get a good feeling about the city's <br />willingness to support the project with financial assistance. Please review and let me know if you <br />have questions or need additional information. <br />Pr <br />- World Headquarters for a medical device manufacturer <br />- 115,000 square feet on two stories <br />- Expandable by 30,000 square feet <br />- Total site area of 10.3 acres <br />- Use is 79,000 square feet office and 36,000 square feet clean room /lab /manf /storage <br />- Two loading docks (expandable to three) <br />- The company currently has 300 employees and projects to add 300 new jobs over the next 2 -3 <br />years with an average wage level of $75,000 <br />- Total project costs are expected to be more than $20 million <br />- Initial parking 533 stalls, additional 119 with Phase II <br />Project Timing: <br />In order to be considered for this project, we need the ability to break ground in the spring of 2014. <br />This will allow the clean room facilities to be complete by late fall and ready for the required FDA <br />validation and approval process. In order to meet this timeframe, we need to work in concert with <br />the city to make timely and complete applications and be prepared to make decisions and respond <br />to requests for information quickly. In return, we ask the City of Roseville to act quickly, review our <br />applications concurrently when possible and help to expedite a phased building permit process <br />(grading /Shell /TI). <br />EAW Wavier: <br />Based on the project timing, size of the site and proposed building, the nature of use and the <br />anticipated impacts on the surrounding area, we are requesting a waiver of the requirement to <br />perform and EAW. We will be completing the following environmental reviews, which are typically <br />part of the EAW, as part of our entitlement process: <br />- Environmental: The site has had several Phase I and Phase II investigations completed in recent <br />years. Based on known and suspected impacts, we will complete an updated Phase I and do <br />additional Phase II work (including soil borings and soil vapor analysis). We will then make <br />application to the Voluntary Investigation and Cleanup (VIC) program at the MPCA and submit a <br />Response Action Plan (RAP) for their approval. <br />
