e. <br />The requested variance pertains to the placement of a sign and specifically its setback <br />from a property line. Although the Master Sign Plan affords multi-tenant properties <br />greater flexibility than a single-tenant property in the same zoning district, the <br />flexibility does not address pre-existing conditions that are difficult to change or work <br />around. Thus, this site and parcel is not much different than others developed in the <br />1960s, all of which are pre-existing non-conforming, and still in use and in need of <br />providing tenants with signage. <br />f. <br />While the proposed freestanding sign would be 3 to 4 feet closer to a property line <br />than that which the Master Sign Plan (MSP) process permits, approval of the <br />requested variance would not negatively alter the character signage allowances in the <br />future because each need to stand on their own merits and not all sites are equally the <br />same. <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve <br />the requested variance to the construction a freestanding ground monument sign 1-2 feet from <br />the front (north) property line of 1480 Count Road C. <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member _____________ and upon vote being taken thereon, the following voted in favor: <br />____________________________________; <br />and ________________ voted against; <br />WHEREUPON said resolution was declared duly passed and adopted. <br />Page 2 of 3 <br /> <br />
