<br />1. The maximum height above grade at the monopole base may be up to 120 feet. Two <br />arrays of antennas of the size and pole location specified in the application may be <br />installed on the monopole. <br /> <br />2. The equipment shelter must be erected adjacent to the monopole in the location specified <br />in the application and must not exceed 12 feet by 20 feet or 240 square feet in size. All <br />utility wires or lines leading to the monopole from the equipment shelter must be buried. <br /> <br />3. The chain linked fence area surrounding the equipment shelter and monopole must be <br />screened. Specifically, plant material must be installed on the south, west, east sides of <br />fenced area and at a minimum height of five feet (except accent shrubs); 75% ofthis <br />plant screen must be coniferous. A complete landscape plan must be prepared as part of <br />the building permit application and approved by the City prior to issuance of the building <br />permit. <br /> <br />4. The monopole is to be limited to the single user/applicant (Verizon Wireless). Future <br />antenna additions will require a revised CUP. <br /> <br />5. The monopole must not be lighted. <br /> <br />6. Electric and phone wires serving the equipment and monopole must be buried. <br /> <br />7. Parking of maintenance vehicles must occur in the off-street parking space directly <br />adjacent to the monopole/equipment shelter location. <br /> <br />8. The 120 foot tall monopole and supporting equipment must be completely removed from <br />the site by the applicant (Verizon Wireless) after operations cease; the equipment is <br />damaged or unsafe as determined by Bonestroo, Rosene, Anderlik, and Associates, <br />Inc.(property owner); the CUP elapses or is determined to be in violation by the <br />Community Development Director. The City may require the applicant (Verizon <br />Wireless) to post a bond to assure timely removal of the monopole and supporting <br />equipment. <br /> <br />9. The equipment shelter must have a brick facade per Section 1012.lOAlO of the Roseville <br />City Code. <br /> <br />10. Prior to issuance of a building permit, and within 60 days after approval ofthe <br />conditional use permit, the applicant must record the conditional use permit with the <br />Ramsey County Recorder. <br /> <br />11. This conditional use permit shall expire 6 months after approval if a building permit has <br />not been issued. (Section 1013.03) <br /> <br />3 <br />
