Albert <br />Street (PF2900). <br /> <br /> <br />M <br /> <br /> <br />1..Q <br /> <br />Background <br /> <br />1.1 <br /> <br />Kim and David Wanous own a home at 2944 N. Albert Street. The property is <br />zoned R-1 Single Family Residential and all adjacent land uses are single family <br />residential. <br /> <br />1.2 <br /> <br />Mr. and Mrs. Wanous are requesting a variance from Section 1004.02 to reduce the <br />rear yard setback on a comer lot from 30 feet to 10 feet. They would like to convert <br />the existing attached garage on the property into living space and construct a new <br />garage adjacent to the converted garage space. A 1963 addition to the home <br />joined the home with the detached garage and created practical difficulties for future <br />improvements to the property. The addition will provide the family with additional <br />living space, provide shelter for vehicles, and provide a storage area for the family's <br />boat, recreational equipment, and yard maintenance equipment. The driveway will <br />also be widened as it approaches the garage; however, the curbcut will not be <br />widened. <br /> <br />1.3 <br /> <br />Mr. and Mrs. Wanous have considered all other alternatives for constructing an <br />addition on the property.
