<br />Request for Council Action <br />PF2900 - Page 2 <br /> <br />3.3 <br /> <br />~ <br /> <br />The Minor Variance Committee reviewed this request on April 22, 1997, and <br />unanimously recommended approval of the variance to reduce the rear yard <br />setback of a corner lot to 10 feet, based on the following findings: <br /> <br />1. <br /> <br />The 1963 addition and the resulting roof lines and floor plan does not allow <br />for an addition in any other location. <br /> <br />2. <br /> <br />The property is a corner lot and the narrow side of the house faces the front <br />yard; therefore, the rear yard setback applies even though this area is the <br />side of the house. <br /> <br />3. <br /> <br />The only reasonable and practical location for an addition is to the east of the <br />house, which is the rear yard. <br /> <br />4. <br /> <br />The garage will be set back at least ten feet from the east property line, <br />which is the required side yard setback in this zoning district. <br /> <br />5. <br /> <br />The driveway will be expanded to line up with the new garage door. None <br />of the existing driveway area will be removed and the width of the curbcut will <br />not be increased. <br /> <br />6. <br /> <br />The proposed development is in harmony with the general purpose and <br />intent of the City's Comprehensive Plan and the Zoning Ordinance. <br /> <br />7. <br /> <br />The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />Sug(lested City Council Action <br /> <br />4.1 By motion, approve David and Kim Wanous' request for a minor variance to reduce <br />the rear yard setback on a corner lot to 10 feet at 2944 N.
