Interstate 694 is part of thè <br />beltline freeway system which completely encircles the Minneapolis/St. Paul <br />Metropolitan Area. State Highway 36 passes through the southerly third of Roseville <br />in an east/west direction. State Highway 36 interchanges with Interstate 35W and <br />also with Interstate 35E. Interstate 35E provides direct access to the St. Paul Central <br />Business District. <br /> <br />The center of retail activity in Roseville is the Rasedale Regional Shopping <br />Center which is located on the north side of Highway 36 between Snelling Avenue <br />and Fairview Avenue. This is a 1,000,000 SF Regional Mall with anchor tenants <br />including Day tons, Wards, and J.C. Penney. There are numerous satellite shopping <br />centers, restaurants and other commercial activity around the perimeter of the mall. <br />Satellite commercial development has occurred primarily west and north of the mall. <br />Southeast of Rosedale, to the south of Highway 36, is the Har Mar Shopping Mall <br />which is anchored by Target, T.J. Maxx, Marshalls, a.nd BizMart. Har Mar recently <br />completed an expansion of its facilities. Rasedale Shopping Center was expanded in ~ <br />the past year with a new Day tons Store. The old Day tons Store was converted to <br />additional retail space. <br /> <br />Crossroads of Roseville, located at County Road B-2 and Snelling Avenue, is <br />340,000 SF shopping center anchored by Rainbow Foods, Kohls, Best Buy, and MN <br />Fabrics. Rosedale Square Shopping Center is a 146, 149 SF shopping center located <br />at County Road C and Snelling Avenue. This center is anchored by Byerlys, <br />Wallgreens, Burger Brothers, and Hirshfields. <br /> <br />Industrial activity in Roseville is located primarily north of County Road C and <br />west of Snelling Avenue. The area west of Interstate 35W and north of County Road <br />C is intensely developed with office/warehouse, truck terminals, an Amoco Tank <br />Farm, and a Williams Pipe Line facility. There is considerable industrial activity north <br />of County Road C between Snelling- Avenue and Interstate 35W. The area between <br />Fairview Avenue and Interstate 35W north of County Road B-2 is also still industrial. <br />The growth of retail activity has been encroaching into these industrial areas in recent <br />years with several industrial properties having the improvements razed and the site <br />developed commercially. Recently, the City of Roseville has commenced <br />redevelopment activities for an old industrial area in the northwest quadrant of <br />Highway 36 and 1-35W. The north frontage road of Highway 36 over the past several <br />years has been developed with high quality office/showroom properties. Previously <br />the north frontage road was improved with residential properties. Over the next <br />decade, the City proposes to redevelop this quadrant into higher and more intensive <br />uses. <br /> <br /> <br />19 <br />
