<br />DAHLEN & DWYER, INC. <br /> <br />The northwest quadrant of County Road C and Fairview Avenue has been <br />totally re-developed. Three properties were purchased with the improvements razed <br />and the sites re-developed. This includes the Ramsey Engineering parcel of 9.86 <br />acres, the Lindig parcel of 2.56 acres, and the Great Dane parcel of 4.60 acres. The <br />first two parcels were purchased by Ryan Construction Company while the third <br />parcel was purchased by the City of Roseville. New development includes a 50,000 <br /> <br />. <br /> <br />SF multi-tenant office/warehouse building, and a 2-story, 66,000 SF medical office <br />building. <br /> <br />The City of Roseville is a well-balanced community, economically, socially, and <br />culturally. The community of Roseville is anticipated to remain economically strong <br />and viable over the next decade. The City by virtue of its prime geographic location <br />enjoys a high degree of growth and prosperity because of its proximity to the CBD's <br />of St. Paul and Minneapolis and most importantly, its proximity to major metropolitan <br />freeways. The residential housing stock in the community remains strong and viable <br />since the community still is a desirable place to live and enjoys strong demand. <br />Although the housing stock is older, it is well constructed, well maintained and <br />properties enjoy good marketability. <br /> <br /> <br />21 <br />
