This is the sale of a rectangular shaped parcel served by all utilities <br />and located just to the north of the intersectio~ of H'amline Avenue and <br />County Road 82. This was a cash sale. <br /> <br />15xx Portland Avenue, St. Paul: sold in March of 1 992 for $47,000 or <br />$3.62/SF. The buyer was Alan Block. This was a rectangular shaped parcel <br />which was zoned RM-2 or Medium Density Residential. The site was served <br />by all utilities and was located in an area of mixed-use residential development <br />including apartments, condos, townhomes and duplexes. <br /> <br />2009 - 2027 Grand Avenue, St. Paul: this was a rectangular shaped site <br />zoned RM-2 which sold in December of 1994 for $200,000 or $6.67/SF. This <br />was a cash sale with the seller being Michael J. Swenson and the buyer being <br />Allan Chazin. The site was purchased for a 12 unit townhouse development <br />and was served by all utilities. The seller assembled the property for <br />$145,000 in 1992 and resold it in 1994 for $200,000. The average density' <br />was 17.42 unit per acre. <br /> <br />22XX Mississigpi Street, New Brighton: sold in March, 1995 for $31,000 or <br />$3.16/SF. This was the sale of a 9,796 SF parcel zoned R-3B or Multiple <br />Family Residential. The site was mostly level and open and served by all <br />utilities. This was a cash sale. <br /> <br />XXXX County Road B-2, Little Canada: sold in March, 1998 for $105,000 or <br />$2.86/SF. The was the sale of an irregular shaped parcel containing a total <br />of 36,700 SF which was originally zoned R-1 and rezoned to R-2 or Medium <br />Density Residential. The parcel was wooded and rolling with the buyer being <br />aware of storm sewer piping in the site which would have to be relocated at <br />his expense in order to develop. However, the buyer was not aware of <br />inadequate soils at footing depth which required correction. The slope was <br />cut down to level the site to street grade and excess soil, as well as imported <br />soil, replaced poor soil. The total cost for utility relocation and soil correction <br />of $70,000 was added to the purchase price indicating a total purchase price <br />of $105,000. This was a cash sale. <br />
