An upward adjustment was made to Sale <br />#1 to reflect the single family residential zoning. <br /> <br />Often times comparable sales will have unique characteristics that make them <br />superior or inferior to the subject. This may include such things as assemblage, poor <br />soil conditions, contaminated soils, easements, a buyer paying more for a property <br />due to a specific need, or, in the subject's case, the site has a "Highest and Best <br />Use" for assemblage with adjoining properties limiting marketability and would need <br />a variance if it were to be developed on its own.
