He <br />summarized them as "streets- <br />capes, plazas, parks and prome" <br />nades." <br />"It's mixed uses that really <br />makes it a place," he said. "It <br />starts with people. It starts with <br />new types of housing, probabl, not <br />single-family-detached, a higher <br />density, probably apartments, con- <br />dos, maybe some townhouses. <br />Next, a high-quality park. They <br />attract hotels, ultimately retail." <br />He added that good centers attract <br />top-notch retailers. <br />He said successful centers need <br />strong pedestrian and transit liI,Jks <br />and good streetscapes (meamng <br />roads, boulevards, sidewalks and <br />building fronts). They also need <br />access for cars; several develop-, <br />ments that tried to ban cars failed <br />and had to be redesigned. Some of <br />the most successful new city cen- <br />ters have multi-story buildings <br />with shops and restaurants on the <br />street, offices above them and <br />apartments on top.
