<br />7.2 The Planning Commission directed staff to review two items to be included in the final <br />Agreement, should they be determined appropriate by staff. These items included <br />preserving a large evergreen tree in the proximity of the southeast property comer and <br />designing an outlet from the office site that encourages a left turn movement toward <br />Lexington Avenue. The Planning Commission also added a condition requiring <br />installing a board on board fence and landscaping along the east property line. <br /> <br />7.3 The Planning Commission took the following action: <br /> <br />A. By resolution (attached) recommended (5-0) approval of the Comprehensive Land <br />Use Map Amendment to change the designation for the .56 acre parcel from High <br />Density Residential (HR) to Business (B). <br /> <br />B. By motion recommended (5-0) approval of the rezoning from Single Family <br />Residential District (R-l) to Business-Planned Unit Development (B-PUD) with <br />an underlying (base) zoning of Limited Business District (B-1). <br /> <br />C. By motion recommended (5-0) approval of the combined General Concept and <br />Final Development Plan of the Planned Unit Development. <br /> <br />D. By motion recommended approval of the "Draft" Planned Unit development <br />between the City and McKinley Companies stipulating the terms and conditions <br />of the development of the .56 acre parcel located at 2330 Lexington Avenue (final <br />draft attached). <br /> <br />8.0 SUGGESTED COUNCIL ACTION <br /> <br />8.1 By motion adopt a resolution with findings approving (approve with modifications or <br />deny) the Comprehensive Plan Amendment modifying the future land use designation for <br />the .56 acre parcel at 2330 Lexington Avenue from High Density Residential (HD) to <br />Business (B); subject to Metropolitan Council review and approval. <br /> <br />8.2 By motion waive first reading and adopt (adopt with modifications or deny) an <br />ordinance rezoning the .56 acre parcel from Single Family Residence District (R-l) to <br />Business-Planned Unit Development (B-PUD) with an underlying zoning classification <br />of Limited Business District (B-1) for Lot 4, Block 1, Rose of Sharon 2nd Addition <br />Roseville, Minnesota (ordinance attached); <br /> <br />8.3 By motion approve (approve with modifications or deny) the combined Planned Unit <br />Development "General Concept and Final Development Plan" and the FINAL Planned <br />Unit Development Agreement between the City and McKinley Companies, stipulating <br />the terms and conditions of the redevelopment proposal for property located at 2330 <br />Lexington Avenue. <br /> <br />Prepared by: Thomas Paschke, City Planner (490-2236) <br />Attachments: Location map, site, landscape plan, floor plan, building elevations, and aerial photo. <br />Application submitted on December 13,2000; Accepted on December 29,2000; Action Deadline February 29, 2001. <br /> <br />PF3277 - ReA (02/12/01) Page 6 of 6 <br />
