<br />January 2,2001 <br /> <br />City Planner <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br /> <br />Re: Planning File #3277 <br />2330 Lexington Avenue, Lot 4, Block 1, Rose of Sharon 2nd Addition, Ramsey County <br />PID# 112923320050 <br /> <br />I am writing on behalf of the Grandview Townhome Association regarding the development have <br />noted above. <br /> <br />The biggest concern we have deals the traffic that will be coming into and leaving the development. <br />Will the entrances/exits into the development be only along Lexington A venue, or will there also be <br />access on the side road, Lovell Avenue, across from the Kindercare Center? <br /> <br />If it is the latter, we would want to know what will be done to ensure that people leaving the business <br />development can turn left only. We are concerned that many people leaving the businesses will try to <br />avoid the traffic on Lexington by turning right and then going through our development to get to <br />Grandview A venue to the north. <br /> <br />We are already having a lot of problems with people using the daycare center who are cutting through <br />our development. Our development is private property and is supposed to be used only by residents <br />and their guests. We have it posted as such, but that has done little to deter interlopers from the <br />daycare center. In addition, we've found that people cutting through the development often drive at <br />unsafe speeds. <br /> <br />There is no question that this problem would become even greater if there is an entry/exit to and from <br />the business development on the side road, unless there could be some type of physical barrier to keep <br />people from using our development as a shortcut into and out of the development. <br /> <br />This is a serious issue for our townhouse development.
