<br />6.0 STAFF RECOMMENDATION <br /> <br />6.1 Based on the findings outlined in Section 4 of this report, staff recommends approval of <br />the Comprehensive Plan Amendment, Rezoning, and Planned Unit Development <br />General Concept and Final Development Plan for the McKinley Companies proposed <br />development of five office condominiums and associated site improvements on property <br />located at 2330 Lexington Avenue. <br /> <br />7.0 SUGGESTED ACTION <br /> <br />7.1 By resolution and with findings, recommend approval of the Comprehensive Plan <br />Amendment modifying the future land use designation for the .56 acre parcel at 2330 <br />Lexington Avenue from High Density Residential (HD) to Business (B); <br /> <br />7.2 By motion recommend approval of the rezoning from Single Family Residence District <br />(R-1) to Business-Planned Unit Development (B-PUD) with an underlying zoning <br />classification of Limited Business District (B-1) for the .56 acre parcel at 2330 Lexington <br />Avenue; <br /> <br />7.3 By motion recommend approval of the combined Planned Unit Development "General <br />Concept Final Development Plan" and the "Draft Planned Unit Development <br />Agreement" that establishes the design standards and development parameters under <br />which the McKinley Companies must develop the .56 acre parcel at 2330 Lexington <br />Avenue. <br /> <br />This request will be forwarded to the Roseville City Council for action on January 22, 2001. <br /> <br />Prepared by: Thomas Paschke, City Planner (490-2236) <br /> <br />Attachments: Location map, site, landscape plan, floor plan, building elevations, and aerial photo. <br />Application submitted on December 13,2000; Accepted on December 29,2000; Action Deadline February 29,2001. <br /> <br />PF3277 - RPCA (01/1 % 1) - Page 5 of 5 <br />
