<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 12/13/00 <br />ITEM NO: 6a <br /> <br />~~~{~pproval: Manager Approved: Agenda Section: <br />~ OTHER ACTIONS <br /> <br />Item Description: A request by Bret Thompson for sketch plan review of a redevelopment <br />proposal for the vacant lot adjacent to Lexington Avenue, Trunk Highway <br />36, and Lovell Lane (private) into five attached office condominiums. <br />(P.F.3277) <br /> <br />1.0 REQUESTED ACTION <br /> <br />Mr. Bret Thompson is requesting Planning Commission comments and direction on his proposal <br />to redevelop the property at 2330 Lexington Avenue for use as a five-unit office condominium. <br />The proposal would require rezoning from R-l Single Family to Planned Unit Development with <br />a base zoning of B-1, Limited Business District. The proposal also required a Comprehensive <br />Land Use Plan amendment from High Density Residential (HDR) to Business (B). <br /> <br />The property located to the north (Kinderberry Hill Child Development Center) has a zoning of <br />R-3, General Residence District, and the townhomes located to the north and east developed by <br />Good Value Homes has a zoning ofPUD. <br /> <br />2.0 BACKGROUND <br /> <br />The proposal provides a single access from the private roadway located along the northern <br />property line. This private road (Lovell Land) has an access to Lexington Avenue. <br /> <br />The proposal calls for the preservation of a number of the mature trees on the west and east sides <br />of the parcel. Landscaping is proposed mostly at the entry and adjacent the structure. A <br />retention pond, approximately the size needed, is proposed to the east of the office units in the <br />rear yard. <br /> <br />The office condominiums are proposed in the rear 1/3 (eastside) of the parcel to assist with tree <br />preservation. They will all be attached with the end units being slightly larger than the three <br />interior units. The site has a west to east slope that allows the units to be designed as walkouts. <br />Each unit will have its own mechanical equipment, lounge, kitchenette, storage, conference <br />room, and multiple offices. The exterior of the structure will include brick, maintenance free lap <br />siding, aluminum fascia, and other exterior amenities to give it a residential appearance. <br /> <br />Off-street parking will be located in front of the structure adjacent to Lexington Avenue and <br />incorporates preserved trees into the design. Parking is proposed at 35 spaces or 3/1000 square <br />feet of gross floor area. The developer anticipates off-street parking demand to be much lower <br />than the City Code requirement of 5/1 000 square feet of gross floor area. <br /> <br />Planning File #3277 (Bret Thompson) Page 1 of2 <br />
