This development proposal utilizes the PUD format to allow flexibility, optimal use of the
property, and an architectural design that attempts to be compatible with the adjacent town home
neighborhood.

3.0 SITE HISTORY

This site was reviewed in 1985 and again in 1988. Including the day care and townhouse site as
seen today, the 1985 proposal included a day care and two structures for senior housing. A
9,000 square foot office building was also proposed at the southwest comer of the property
where these condo offices are currently proposed. In 1988 a School of Business proposed an
18,000 square foot building and 24 townhomes. For the 1988 Business School proposal, the City
rezoned most of the site to"B-1", except the southwest comer. The day care site was developed
shortly after the 1988 rezoning. In 1993 Good Value Homes proposed the existing townhomes,
which were built in 1994.

4.0 SUGGESTED ACTION

Provide comment and direction regarding the attached plans to staff and Mr. Thompson on the
request for redevelopment of property located at 2330 Lexington Avenue.

Prepared by: Thomas Paschke (490-2236)
Attachments: Location map; proposed plans and building elevations.

Planning File #3277 (Bret Thompson) Page 2 of2
