BACKGROUND <br /> <br />The Lava Links putting course opened last year in the lower level <br />of the Crossroads Shopping Center on County Road B-2. The <br />operation has been so successful that the owners report 45-minute <br />waits on weekends for people who want to get on the course. They <br />also believe there is a need for some type of food and <br />refreshments, especially for patrons who use their golf course <br />simulators, typically involving a four-hour stay. To solve both <br />these concerns, Lava Links is proposing an expansion of their <br />facility to include a snack bar and games (putting games, darts, <br />hoops basketball, etc.), that would keep patrons in the area while <br />waiting. Because the original facility is an "amusement <br />establishment", and because the expansion will include more <br />"amusements", a Special Use Permit is required. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />Comprehensive Plan & Zonina Code References <br /> <br />The shopping center is guided SC - Shopping Center and zoned SC - <br />Shopping Center. "Amusement establishments" are by Special Use <br />Permit only. <br /> <br />The expansion area is 1,750 square feet. Plans for the new area <br />show seven new games and seating for 54 people. <br /> <br />Parkinq <br /> <br />If this area were to be leased to a typical retail use, we would <br />expect it to require 9 parking spaces, at 5 per 1,000 sq ft. For <br />the snack bar seating proposed, we would expect a parking demand <br />of 21 spaces, at 1 per 2.5 seats. However, many of these snack <br />bar patrons will already be at Lava Links and should not be <br />counted twice in the parking numbers for the Center. It might be <br />
