<br />INTRODUCTION <br /> <br />This Criteria establishes the exterior tenant sign criteria for Rosedale Commons in <br />Roseville, Minnesota. Described within is the individual variation allowed in tenant <br />signage which will preserve the crucial uniformity of the sign system which is well- <br />designed and well-constructed. <br /> <br />Moreover, this Criteria has been developed to ensure the mutual benefits to Tenant and <br />Landlord which result from documenting signage detail and from articulating the <br />responsibilities of each with regard to a project's sign program - a sign program which <br />is designed to meet both economic and aesthetic needs. On the one hand, economics <br />require that signage be functional and cost effective. Unnecessary costs to the Tenant <br />should be avoided by guidelines which prevent the cost of removal of inappropriate signs <br />and the duplicated cost of sign replacement. On the other hand, aesthetics require that <br />signage complement the architecture of the complex and contribute to an environment <br />which is attractive not only to customers but also to potential Tenants. <br /> <br />1 <br />
